WHAT WE DO


Property Invest Partners is an international investment group. Our process is based on four pillars: buy houses at the lowest price possible compared to our valuation, force appreciation by renovating (and do so in a slightly above market way), resell them below market value so that it goes fast and complete the whole process within 100 days (although higher end houses may take 25 to 50 days longer).

Our philosophy is to share our expertise and success with people who choose to partner with us, leave them complete control of their money and investment style while taking care of the entire process of valuation, buying at auction, renovation and sale through our local team and local contacts.

We also insist on being as  informative as possible to each of our partners by keeping them up to date with each of their deals and those deals performance.

In essence, what we do differently and why we perform the way we do can be summarized as follow:

  • Buying low: in our model, we achieve that by identifying houses that have been foreclosed and which possess the highest profit potential after renovation.
  • Inspecting every house ensures we don’t buy ‘lemons’
  • We only buy empty houses to quickly have control over the property
  • Contractors are incentivised to finish before the deadline
  • Houses are renovated slightly above market expectations to create a ‘Wow’ effect
  • Houses are sold slightly below market value (i.e. it sells fast!)
  • We are ruthless about completing the whole buying-renovating-selling process in 100 days or less (Silver) and 100 to 180 days (Gold and Platinum)

Basically, we do everything to maximise profit, minimise risk and minimise duration of investment



WHY WE STARTED


When asked what made him become successful Tony Robbins said “Most people change because of one of two reasons: inspiration or desperation. For me it was mostly desperation”. Like most people, we felt so much frustration about having capital but finding no truly exciting opportunity to invest it in…

The classical approach of investing directly in banks, owning land or having apartments to rent or even maybe putting money in speculative funds doesn’t work the way it used to and it is definitely not bringing the result we can achieve elsewhere. So, the question remains, what is that “elsewhere”?

We didn’t believe that that “elsewhere” lied in organisations asking you to give them money before showing result (ie. you’re giving them money before/whether they deliver results or not)… So we asked ourselves the following question: What process can we understand, control ourselves and leverage on to make the most of our capital, or, more simply, how can we  maximise our ROI -our returns relative to our investment and our time?


WHY REAL ESTATE


There are many different roads to wealth, that being said, at PIP we have decided to put all our intention and focus on real estate.

Unlike other investment media, real estate offers the most consistency and control. For example, can one be successful with investing in stocks? Of course ! But can they have as much control on the performance of a given stock (regardless of its going up or down) as opposed to buying a house with an idea of how much renovation should be made, making the renovations and selling it. Now both markets have ups and downs but, we observe, with our strategy we limit dramatically our exposure to changing real estate prices and have a very precise idea of how much we’ll be putting in and how much we’ll be getting out.

Also, based on key indicators, it is easy for us to see that, for example, the market we’re operating in now is subject to a huge demand; there are more than 800 people entering the state of Florida every single day… Seeing this, it is not hard to understand why our houses sell sometimes in a day (and in some case within a few hours or being put on the market). That’s  very good position to be in when buying, when evaluating costs and when wanting to cash out on a project to buy something new.


WHY FORECLOSURES


Foreclosures are maybe the hottest topic in the US real estate investments but it is also the most misunderstood… that means that a lot of investors make mistakes -the competition- while knowledgeable investors -us- can take advantage of the best opportunities.

By bidding at auctions, foreclosures are,  if you have the skills for it though, the chance to buy houses way below market price. In essence, foreclosures are houses that have been taken by the bank as a result of non-payment of debt. During and after the financial crisis, the number of foreclosures have skyrocketed; the process of foreclosing on a house can takes years and so the market we have now is the aftermath of the financial crisis and in which banks have too many houses to sell and are trying to get ‘what they can’ by selling them at auctions… We’re there to take advantage of that.

They represent houses priced from $70K to $500K  while all having a strong potential for forced appreciation and great profit margins, that means that, regardless of your capital, you can buy houses dirt-cheap, have some cash available for renovation (note: we don’t wait for long term appreciation, we’ll be beating whatever increase in house value by simply paying contractors and getting good rehab (that’s called ‘forced appreciation), and reselling and doing that as many times as possible within the period of time other investors would have waited for market appreciation (an appreciation that, in essence, isn’t guaranteed at all).

Also, foreclosures can be worked on right after the purchase and sometime sold within days after the purchase, thus limiting time invested and therefore exposure to market. And that’s a reason why we look very little at changing prices on the short term because we’re even quicker than that, if we buy a house with a certain resell price in mind and prices are going in one direction (up or down) we’ll be done and have it back on the market before those changes have been anywhere near noticeable or impactful.


WHY FLORIDA AND WHY LEE COUNTY


We identify the most liquid and profitable markets worldwide. Currently, the number one market is the Cape Coral / Fort Myers area in Lee County, Florida.

Lee County was one of the most badly hit area during the financial crisis which as created a wave of foreclosures (a process that can take years to be completed) from which we are benefitting right now. The abundance of opportunity is almost overwhelming.

It is a very desirable area to live/buy in and the recovery creates that perfect equilibrium of houses being available for us to purchase and an impressive number of qualified buyers interested in the area.

The price of renovated homes is way below the cost of building a new one; meaning that, the houses we sell are by nature, more interesting to buyers than any other kind on the market.
